Your days revolve around hospitals, the dialysis center, construction projects, and business. Your home should be the complete opposite: calm, private, and easy to live in. Beyond the list of rooms, we heard three things that will guide every design decision:
Safe, but welcoming
Your family should feel fully protected — through smart gate placement, landscaping, and discreet security — while guests still feel warmly welcomed. Strong, but never intimidating.
Private, but open inside
High walls and two gates on the outside. But inside: sunlight, garden views, fresh air, and a high-ceiling living area. No dark hallways. No room that feels like a box.
Quiet luxury
From the street, the house looks dignified but modest. The real beauty reveals itself as you enter. Neighbors will barely glimpse the luxury inside — elegance without showing off.

Your sloping lot is not a problem. It is your biggest advantage.
Your property rises about 5 meters from the front to the back, and it has road access on both sides. Most builders would flatten the lot first — expensive and risky. We will do the opposite: we will design the house to follow the land, in steps.
Concept: the house steps up with the land instead of fighting it.- The slope pays for your basement. Because the front of your lot is lower, cars can drive straight into the 5-car basement garage from the road — with much less digging than a normal basement. Less digging means lower cost, lower risk, and a garage with natural light and fresh air.
- Two roads, two lives. The front gate is for the family and guests. The back gate is for deliveries, staff, and drivers — so service activity never crosses the family’s path.
- Less earthmoving, fewer problems. Following the natural slope means less digging and filling — one of the most common causes of budget overruns on sloped lots.
- The height catches the breeze. The elevated position lets us design for natural cross-ventilation from both the amihan and habagat winds — a cooler home with lower electric bills.
- Privacy comes naturally. The main living areas sit above street level — you can see out, but people cannot see in.

The working heart of the home
Enclosed 5-car garage entered directly from the lower road · driver’s room · maid’s rooms with their own bathroom · laundry and utility areas · storage. The generator sits in its own separate enclosure with sound-proofing and rubber mounting — so you get backup power without the noise and vibration.
Where the family gathers
Open sala and dining under a high ceiling · clean kitchen with a center island · big walk-in pantry · powder room for guests · gym · resort-style dip pool with lawn and garden. Every main room looks out to greenery.
The family’s private floor
Master suite with a large walk-in closet, a receiving area / mini office, and a bathroom with his-and-her sinks · four more bedrooms, each with its own bathroom — three for the children, one for guests. All with privacy, sunlight, and views.
Ready for brownouts — and for solar
A flat roof engineered from day one to carry solar panels, with wiring already routed for them · provisions for standing air-conditioning units in the main living areas. In Pagadian, power interruptions can last a whole day. This house is designed to stay comfortable, safe, and fully working through all of them.
Checked by engineers before it is drawn by architects.
JMG is led by a licensed civil engineer. Every design decision is reviewed for structure, safety, and buildability before it goes on paper. For a house with a basement on a 5-meter slope, this is not a bonus — it is the whole job.

Reinforced concrete structure designed to the Philippine structural code. Before we design the foundation, we test the actual soil on your lot — we never guess. The walls holding back the slope are engineered for the full weight of the earth behind them.
A dry basement, guaranteed by design
Water is the number one enemy of basements. We plan for it as a complete system: waterproof membranes, underground drainage pipes, and a sump pump backup — plus site drainage that guides rainwater away from the house, never toward it.

Quiet, vibration-free generator setup with automatic switching, solar-ready roof and wiring, and natural airflow throughout the house. When the power goes out, your home simply carries on.

Concept Design
About 6–8 weeksThe stepped site plan, the look of the house, the gates and security layout, the garden plan, and 3D images. You will see and feel your home before committing to it.
Detailed Design & Engineering
About 10–12 weeksComplete structural, electrical, plumbing, and aircon plans; waterproofing and drainage details; solar and generator integration; final material selections; and a complete itemized cost list with your firm construction price.
Permits & Purchasing
About 6–8 weeks, partly overlappingBuilding permits and homeowner association approvals, plus early ordering of imported and slow-to-arrive materials — so construction never waits on paperwork or deliveries.
Construction
About 14–18 months (confirmed at contract signing)Built in the right order: earthworks and retaining walls, then the basement and waterproofing, then the upper floors, roof, utilities, and finally the finishes — with a full-time JMG supervisor, weekly reports to you, and documented inspections at every stage.
